From Belgrave to Eaton, Hanover Private Office bring you London's best squares
1. Belgrave Square, Belgravia (pictured above)
This wide garden square is the most expensive in London. There are a limited number of extremely large and wide houses which are frequently over 20,000 sq ft, both detached and terraced. The terraced houses have a mews buildings accommodation chauffeured luxurious cars, and swimming pool complexes in the basements. The northern and southern sides of the square are favoured.
Prices frequently break the ’60 million mark, but some properties are worth in excess of ’100 million and trade hands via private offices and elite power brokers for the super-rich.
There are a number of embassies, residences and prestigious offices on Belgrave Square, including Bahrain, Romania, Spain, Germany and Ghana (High Commission). The Emir of Qatar; John Caudwell, founder of Carphone Warehouse; and Oleg Deripaska, the Russian oligarch also have homes on the square.
2. Eaton Square, Belgravia (pictured above)
The first section of Eaton Square was laid out by Thomas Cubitt in 1827 on behalf of the Grosvenor family. It takes its name from the family's home Eaton Hall. It's probably the most famous garden square in London due to its size, frequent high value transactions and famous residents.
The majority of the square is made up of flats and there are only twelve intact houses remaining. With far more than twelve housebuyers wanting to buy on this luxurious square (with its Grosvenor security team), prices are driven beyond ’4,000 sq ft for houses and ’5,000 sq ft for the best lateral flats on long leases, especially on the favoured north terrace at the western end. Number 100 Eaton Square is home to the Duke of Westminster himself.
Eaton Square is a stone's throw from Sloane Square and Sloane Street – home to many of luxurious brands such as Cartier, Tiffany and Smythson, the luxury stationery house. Developers Candy & Candy are currently renovating Hugh House on Eaton Square.
3. Chester Square, Belgravia (pictured above)
With prices reaching ’3,200 sq ft in the past year for lived-in homes, and rents for the best newly renovated houses reaching ’7,000 a day, Chester Square is the little sister of neighbouring Eaton and Belgrave Squares.
This leafy garden square has been home to some of the world's most famous including Roman Abramovich – the owner of Chelsea FC – the late Margaret Thatcher, members of the al-Thani family, Nigella Lawson and Mick Jagger, to name a few. Like Eaton and Belgrave Squares, Chester Square was built by the Grosvenor family when they developed the main part of Belgravia in the 19th century.
4. Cadogan Square, Knightsbridge (pictured above)
This red-brick garden square is perfectly located between the luxury retailers of Sloane Street and Knightsbridge. The majority of the square is made up of mansion blocks of flats and prices here frequently break the ’10 million level for those which span laterally across buildings.
The first-floor flats are favoured. Over ’3,000 sq ft has been paid, and sellers frequently ask more. Smaller flats such as the penthouse pictured are available for ’4,200,000 through Hanover Private Office.
5. Montpelier Square, Knightsbridge (pictured above)
Located between Knightsbridge and Hyde Park, this small, gently sloping garden square is a moment's walk from the front door of Harrods. Houses are narrow and extend over five or six floors depending on the position on the square. Houses have small gardens to the rear but it's all about the location and subdued unstated feel.
